Plumbing

Replace poly-B in bathrooms + kitchen with PEX. Gas tankless water heater replacing electric tank. Open crawlspace makes re-routes tractable.

Locked

  • Poly-B replacement (PEX): bathrooms + kitchen
  • Hot water: gas tankless (replaces electric tank)
  • Crawlspace access: open — re-route plumbing before crawlspace insulation
  • Kitchen rough-in for relocated kitchen
  • Main bath rough-in (new build-out)
  • Master ensuite rough-in (reno)

Open / to price

  • Confirm gas service at the lot — natural gas / propane / none (drives cost; see options below)
  • Tankless brand + capacity (sized for ~4 simultaneous showers + dishwasher + kitchen for vacation-home worst case)
  • Tankless venting + combustion air
  • Confirm extent of poly-B in non-bath/kitchen runs — whole-house re-pipe?
  • Fixture specs (toilets, sinks, faucets, showerheads) per bathroom
  • Pot filler at kitchen range?
  • Filtered water at kitchen?
  • Outside hose bib count + locations
  • Crawlspace drainage / sump existing condition

About poly-B

Polybutylene (poly-B) was widely used in BC in the 1980s–90s. Prone to chlorine-driven degradation and unexpected failures. Insurance/resale liability. PEX replacement is standard.
