Interior design proposal

Modern rustic — earthy & calm. Cedar walls preserved.

(PDF is 28 MB — exceeds Cloudflare Pages's 25 MB per-file limit, so not bundled in the deployed site. Original kept in the git repo at references/files/3009-brio-entrance-design-proposal.pdf. We can host it separately on R2 / Drive later if a public download is needed.)

Vision

Modern rustic — earthy & calm. Honor cedar log-cabin foundation; modernize with clean lines + comfort. Palette: clay, stone, warm browns, beige-whites, deep ink tones.

Pillars

Pillar Direction
Furniture & layout Built-in dining benches; plush sofas + supportive armchairs; clear-purpose pieces; minimize clutter
Materials & textures Warm wood, textured furs, soft linens, smooth stone; concrete + clean metal accents
Lighting Layered: pendants, sconces, floor lamps; mix wood / metal / glass
Decor & accents Minimal but meaningful; local artwork, framed photographs

Goals

  1. Aesthetic improvement — modernize while keeping log-cabin feel
  2. Functional optimization — multifunctional areas, storage, lifestyle fit
  3. Comfort & livability — comfortable furniture, natural light, indoor air quality
  4. Budget adherence

Proposal-level budget (~$42k)

Area $
Dining room 3,000
Living room 3,000
Kitchen 9,000
Bedroom (per) 4,000
Bathroom (per) 2,000
Custom furniture 6,000
Materials & finishes 15,000
Total ~42,000

These are furnishing/decor/finish allowances — not the construction budget. See main budget for the full reno picture.

Per-room furnishing breakdowns

Master bedroom — $1,369
Item Cost
Headboard $400
Bedside tables ×2 $520
Rug $139
Wall art $110
Bedding $100
Pillows $100
Master ensuite — $355
Item Cost
Medicine cabinet $240
Bath mat $15
Towels $100
Light, toilet roll holder $0 (already have)
Upstairs bathroom — $354

Essentially identical to master ensuite line items ($239 medicine cabinet vs. $240). Resolved: confirmed as a separate shared bathroom upstairs (between single twin bunk and twin-over-queen).

Bunk rooms (×3) — ~$1,430 each

Same template:

Item Cost
Bedframe (Wayfair) $862.48
Slats $0
Mattresses $498
Wall sconces $0 (from dining room)
Rug $40 (use one we have)
Ceiling light TBD (~$89 alt)
Bedding $15 (have already)
Pillows $15

Note: the twin/twin bunks room needs 2 bedframes + 4 mattresses — proposal undersized.

Living room — $5,089 + $3,000 allowance
  • Sofa (IKEA): $2,290
  • New cover (Bemz): $2,799
  • Other allowance (proposal): $3,000
Kitchen — $9,000 high-level (per-item undersized)

The proposal's per-item kitchen detail in the PDF text was a template-extraction artifact. The high-level $9,000 is the reliable figure but likely well short of reality given the chosen spec (custom dark-wood slab + quartz + induction + panel-ready built-in fridge + Bora-style hood = $40k–$80k+). Confirm scope with proposal author. See Kitchen.
