100A → 200A service upgrade. Standard LED-dimmable switches. Outlets replaced. EV conduit stub-out. Cat6 drops. Lighting plan TBD per room.

  • Service upgrade: 100A → 200A (required for heat pump + induction + future EV)
  • Outlets: replace every receptacle house-wide; GFCI/AFCI per code, tamper-resistant, weather-resistant in wet zones
  • Switches: LED-compatible dimmable standard switches (Lutron Diva or equivalent); skip smart-switch ecosystem
  • EV charger: conduit + 50A breaker stub-out now; charger deferred (see budget for full / skip alts)
  • Ethernet: 2–3 hardwired Cat6 drops to ceilings (main central, upper central, possibly modem area)
  • Existing baseboard circuits removed (replaced by heat pump)

  • Exterior lighting — entry, deck, condenser pad, pathway
  • Hot water heater electrical (if HPWH alt)
  • Hot tub disconnect — being removed (see Rec room)
  • Sauna heater electrical — typ. 6–9 kW = 30–40A 240V; coord. Sauna
